Ice Miller moving to new 11-story building in Bottleworks District by late 2028

Ice Miller, one of the city’s largest law firms, plans to move from its longtime downtown headquarters in OneAmerica Tower into a new 11-story building in the Bottleworks District, the firm and developer Hendricks Commercial Properties announced Tuesday.

The law firm intends to occupy all 85,000 square feet of the build-to-suit office building, which is scheduled to be completed in 2028 as part of Phase III of the dining, entertainment and business district.

Hendricks Commercial Properties said the new building will replace the Bottleworks Lot 2 Parking site at the northeast corner of the district at 10th and Bellefontaine streets. The structure will have six floors for public/private parking consisting of 335 spaces with at least 100 spaces reserved for public use, according to the plan, which the developer said would ensure “no displacement of existing parking.” The other five floors will be dedicated to office space for Ice Miller.

Ice Miller has been a major tenant in OneAmerica Tower, former known as AUL Tower, since the building’s opening in the early 1980s.

“For more than a century, Ice Miller has enjoyed the good fortune to not only grow in tandem with the great city of Indianapolis, but to have a hand in our community’s growth,” Ice Miller Chief Managing Partner Michael Millikan said in written comments. “The time is right for the next step in our firm’s evolution, and I can’t imagine a better landing spot for our new home than the lively and forward-leaning Bottleworks District, a true jewel in the city’s crown.”

Founded in 1910, Ice Miller is the fourth-largest law firm in Indianapolis, according to IBJ’s Book of Lists, based on number of local attorneys as of 2023. The firm had 137 local attorneys and 89 partners at the time.

Nationwide, Ice Miller has more than 356 attorneys with offices in cities including Chicago, New York City, Philadelphia, Phoenix, Washington, D.C., and Baltimore.

Rich Forslund and Matt Langfeldt of Colliers represented Hendricks Commercial Properties in the lease at Bottleworks District, while Matt Waggoner and Graham Summers of JLL represented the tenant, Ice Miller.

Ryan Burruss, Ice Miller’s marketing director, said there are 305 attorneys and staff in the firm’s current space.

Burruss said the move is anticipated in fourth quarter of 2028.  The firm will likely move all at once and not in waves, but those details have not yet been determined, he added.

Burruss said there will be no disruption of services with the move.

“Everything will be live and in working order at the new facility before we move, and we will be fully operational as soon as we relocate,” Burruss said.
